CUSTOM HOME BUILD

OUR PROCESS

A clear path from first plans to final completion.

Building or substantially changing a home involves hundreds of connected decisions. Our process brings those decisions forward, keeps important information organized, and gives clients a clear understanding of what comes next.

01 — TELL US WHAT YOU’RE PLANNING

Begin through our project inquiry form. Tell us about the property, location, project type, timing, budget expectations, and the current stage of your plans. If construction drawings are available, let us know. After the initial conversation and first site meeting, we may be able to offer broad budget guidance. Accurate proposal development takes place during paid preconstruction.

02 — MEET AT THE PROPERTY

If the project appears to be a good fit, we meet in person—ideally at the project site—to review the drawings, understand the property, and discuss what matters most to you. We’ll talk through site conditions, access, layout, finishes, building-envelope options, windows, mechanical and electrical requirements, and features you may not have considered. The goal is informed decisions, not unnecessary upgrades.

03 — DEVELOP THE PROJECT BEFORE BUILDING IT

During paid preconstruction, we bring together the drawings, site conditions, systems, selections, pricing, and construction requirements before preparing the final proposal. This can include detailed drawing review, site investigation, trade and supplier pricing, finish selections, envelope and system decisions, engineering and permit coordination, and practical alternatives. Resolving these details early reduces assumptions and allowances.

04 — AGREE ON SCOPE, PRICE, AND SCHEDULE

At the end of preconstruction, we prepare a detailed fixed-price proposal based on completed drawings, defined scope, and selected finishes. Once approved, we prepare the construction agreement, collect the project deposit, confirm the anticipated start date, and outline next steps. Progress payments are tied to construction milestones, and later changes are documented through the change-order process.

05 — BUILD WITH VISIBILITY

Your project manager is your main point of contact, supported by the site supervisor, company crews, and trade partners. A secure client portal keeps schedule phases, selections, documents, invoices, change orders, and communication organized. Site meetings are scheduled when decisions or reviews are required, with additional meetings and weekly progress updates available when helpful.

06 — COMPLETE THE WORK AND STAND BEHIND IT

At completion, we conduct a final walkthrough, explain important features, and identify any remaining items. Handover includes equipment orientation, manuals, warranty information, and seasonal maintenance checklists. We remain available after move-in and provide a one-year workmanship warranty, applicable manufacturer warranties, and Progressive Home Warranty coverage on new homes.
